Florida notice to owner
In Florida, a subcontractor or supplier who did not contract directly with the owner (other than a laborer) must serve a Notice to Owner before beginning, or within 45 days after first furnishing, and before the owner makes final payment after receiving the contractor’s final affidavit. Failing to serve it on time is a complete defense to the lien (Fla. Stat. § 713.06(2)(a)). A contractor hired directly by the owner does not serve this notice.
Flat fee of $49. Your instructions say who receives it, how, and by when.
