Kansas warning statement to owner

Kansas does not require a notice at the start of a job. If you are a subcontractor or supplier on an owner-occupied home of one or two families, or on a new home being built as the owner’s principal residence, Kansas law lets you claim a lien only if you mailed the owner a statutory warning statement (not needed if your claim is $250 or less). There is no fixed deadline, but the owner is protected for payments made to the contractor before receiving it, so sending it early protects more of your claim (K.S.A. 60-1103a). Prime contractors, and anyone working on commercial or multifamily property, do not need this notice.

Flat fee of $49. Your instructions say who receives it, how, and by when.
