Minnesota pre-lien notice

In Minnesota, a subcontractor or supplier who did not contract directly with the owner must deliver this notice personally or by certified mail within 45 days after first furnishing. A prime contractor that uses subcontractors or suppliers must include the statutory notice in its contract with the owner, or deliver it within 10 days. Missing it generally means no lien, though a subcontractor’s good-faith effort to comply can preserve the lien unless the owner proves harm. Some large commercial and multifamily projects are exempt (Minn. Stat. § 514.011).
