Pennsylvania formal notice of intention to file a lien claim

Pennsylvania does not require a notice at the start of most jobs. A subcontractor must serve the owner a formal notice of intention to file a lien claim at least 30 days before filing; that is the notice this page prepares (49 P.S. § 1501(b)). Separately, on a project costing $1.5 million or more where the owner filed and posted a Notice of Commencement in the State Construction Notices Directory, a subcontractor must also file a Notice of Furnishing in that Directory within 45 days of first furnishing. That notice is filed online in the Directory, not served (49 P.S. § 1501.3).
