Pull your stamped copy of the lien — everything on this page is on it. If the details here do not match the instrument on record, the release does not release it, and no one at the counter will catch that for you.
This instrument says the debt is paid.
C.R.S. § 38-22-118 discharges the lien on satisfaction of the debt. Signing it while money is still owed puts a false statement on the public record and gives away the security you filed to protect. If you have been paid part of it, this is not the document you want — talk to a construction attorney about what is.
Where this gets filed: County Clerk and Recorder. The same county clerk and recorder the lien statement was filed with under § 38-22-109. § 38-22-118 says the statement "may be satisfied of record in the same manner as mortgages."
Request-triggered: the duty arises on the written request of a person interested in the property, and neglect for ten days after that request forfeits $10 per day. But note what must be paid first — the lien amount PLUS the costs of filing and recording the lien, the acknowledgment of satisfaction, and accrued costs of suit. A tender of the bare lien amount starts nothing, and an oral request starts nothing.
