NRS 108.2437 discharges the lien on satisfaction of the debt. Signing it while money is still owed puts a false statement on the public record and gives away the security you filed to protect. If you have been paid part of it, this is not the document you want — talk to a construction attorney about what is.

AS SOON AS PRACTICABLE, AND NOT LATER THAN TEN DAYS after the notice of lien is fully satisfied or discharged — running from satisfaction, not from any demand (NRS 108.2437(1)). Liability is actual damages or $100, whichever is greater, AND a reasonable attorney's fee and the costs of bringing the action — running specifically to THE OWNER, the owner's heirs or assigns. A subcontractor or lender injured by the stale lien is not the statutory plaintiff.
