N.D. Cent. Code § 35-01-27 (via §§ 35-27-28 and 35-01-01) discharges the lien on satisfaction of the debt. Signing it while money is still owed puts a false statement on the public record and gives away the security you filed to protect. If you have been paid part of it, this is not the document you want — talk to a construction attorney about what is.

SIXTY DAYS FROM SATISFACTION, OR THIRTY DAYS FROM THE OWNER'S WRITTEN DEMAND, WHICHEVER IS SHORTER (§ 35-01-27) — so a demand received on day five cuts the deadline to day thirty-five, and the sixty-day clock runs on its own whether anyone demands or not. Failure makes you liable for all damages sustained plus $100 exemplary damages. The recording fee is the property owner's to pay, or is added to the debt.
