The Lien You Are Releasing

Pull your stamped copy of the lien — everything on this page is on it. If the details here do not match the instrument on record, the release does not release it, and no one at the counter will catch that for you.

This instrument says the debt is paid.

Wyo. Stat. Ann. §§ 29-1-313, 29-1-314, 29-10-106 discharges the lien on satisfaction of the debt. Signing it while money is still owed puts a false statement on the public record and gives away the security you filed to protect. If you have been paid part of it, this is not the document you want — talk to a construction attorney about what is.

Where this gets filed: County Clerk. The county clerk of any county in which the lien is filed (§ 29-1-313(a)) — the same office the lien statement went to under § 29-1-312. Cancel in every one of them: the statute's word is "any," and a lien left standing in a second county is a lien. A copy must additionally be sent to the record owner within thirty days; that is delivery, not filing.

File when the debt is paid and satisfied, and send the owner a copy within thirty days (§ 29-1-313(a)). The money needs TWO things: thirty days must have run from payment, AND you must have received a CERTIFIED OR REGISTERED written request. Then damages of not less than one tenth of one percent of the original principal amount of the debt per day, capped at $100 per day, plus actual damages (§ 29-1-314). Note § 29-1-311 is repealed — Laws 2010 ch. 92 § 3 — so a citation to it is a citation to nothing.
